Service details
Deadlines, fees and conditions change with each offering and each authority, so I verify them from the official source at the time of execution and never quote outdated figures. I work through official channels only, and cannot guarantee allocation or approval, since the final decision belongs to the competent authority.
🔑 Taking delivery of housing units (all types)
Taking delivery is the most important step after booking, because signing the handover record means you accept the unit as it stands. Many people sign in a hurry and later discover finishing defects or missing utilities. I take delivery of your unit on your behalf, whether it is social housing (Sakan Li Kol El Masreyeen), New Urban Communities Authority units (such as Dar Misr, Sakan Misr and Beit El Watan), or any unit allocated by a city agency or government body. This matters most for expats who cannot travel within the deadline.
Who is this for?
- Social or other housing applicants notified of delivery while abroad.
- Applicants who are busy or far from the city and cannot attend in person.
- Anyone who wants a legal and technical review before signing any record.
Documents usually required
- Original unit contract and a copy, or the allocation letter.
- ID copy (or passport for residents abroad).
- Receipts for installments and down payments.
- Receipts for utility fees (water, electricity, gas) as required by the city agency.
- A special power of attorney for the handover if the applicant is absent (arranged via the consulate or notary).
How it is done
- Review your positionI review the contract, allocation letter and payment record, and make sure there are no overdue installments or violations that block delivery.
- Track the deadlineI follow the notice and the delivery deadline, since missing it can count as withdrawal from the contract and put the unit at risk of cancellation.
- Pay utility feesI complete water, electricity and gas fee payments at the technology center or the body the agency designates.
- Physical inspectionI inspect the unit in detail: finishing, plumbing, electrical, doors and windows, floors, leaks and surfaces, and check them against the agreed specification.
- Record the defectsI write every defect in the inspection record and hand it to the responsible engineer. I do not sign the final handover record until the defects are fixed.
- Sign and collect documentsOnce resolved, I sign the handover record, collect the water, electricity and gas letters and the keys, and send you photos of the record and documents.
- After deliveryI follow up on meter installation, contract registration and notarization (depending on the contract type) and any document needed for resale or financing.
What I do for you
- A legal review of your contract and its terms before signing anything.
- Attending the inspection for you, with an engineer when needed.
- Drafting formal objections and correspondence if there are defects or delays.
- Photo reports at every step.
ℹ️ In social housing the law requires the beneficiary to use the unit as a home for themselves and their family for 5 years and bars disposal before then without the Fund's approval, so I check the rules for your unit type before any transaction.
Send your request on WhatsApp🌱 Taking delivery of land from state bodies
Land handover happens on the ground, and your right to build and dispose depends on it. The goal is to confirm that the plot is really the one allocated to you, with its boundaries and area, free of obstacles or encroachments, and that your installments are in order. I handle this for New Urban Communities Authority land (such as Beit El Watan plots for Egyptians abroad) and for city and governorate agency land.
Who is this for?
- Egyptians abroad who booked land (Beit El Watan or other) and received a delivery notice.
- Citizens allocated a plot who need someone to follow delivery and licensing.
Documents usually required
- Allocation contract or letter.
- Receipts for the down payment and installments.
- ID or passport copy.
- A special power of attorney for delivery and dealing with the bodies, if the owner is absent.
- Any maps or detailed plans issued by the authority.
How it is done
- Review the allocationI review the contract, payment record and notices, and confirm the allocation is sound before visiting the site.
- Request delivery and inspectionI file the request with the city agency and set the date for on-site inspection and handover.
- Survey on the groundI match the plot boundaries and area to the approved map, and check corners, setbacks and the absence of encroachments or obstacles.
- Handover recordI review the record's data and any remarks before signing, and log any differences to protect your rights.
- Building conditionsI explain the building requirements, heights, setbacks, permitted timelines and any obligations on the plot.
- Licensing and utilitiesI follow the building permit and utility connection procedures with the agency and the relevant bodies.
What I do for you
- A legal review of your contract and conditions.
- Attending the handover for you, with a surveyor when needed.
- Following up on licensing, utilities and contract registration.
- Photo reports at every step.
ℹ️ Delivery conditions and binding deadlines differ between authorities and offerings, so I check the terms booklet and your contract before any step.
Send your request on WhatsApp📋 Buying terms booklets and applying for land and housing
Most rejected applications fail for small reasons: a missing paper, a wrong detail, or buying the booklet without completing the other steps. I guide you through the whole journey, from identifying the right offering to confirming the booking. I especially serve expats, since applying is remote in some offerings (like Beit El Watan) and demands accuracy in the bank transfer and document upload.
Who is this for?
- Citizens applying for social housing, Sakan Li Kol El Masreyeen or other programs.
- Egyptians abroad applying for land or a unit in a project dedicated to expats.
- Applicants whose earlier application was delayed or excluded and want to know why.
Documents usually required
- ID card (or passport for residents abroad).
- A computerized family record proving marital status.
- Marriage certificate, death certificate or divorce ruling as applicable.
- Receipt for the terms booklet.
- The booking form and declarations attached to the booklet.
- Proof of payment of the seriousness deposit and administrative fees.
- Any income or residency documents the offering requires.
How it is done
- Choose the right offeringI review current announcements and identify the body (Social Housing Fund, New Urban Communities Authority or others) and the unit or land type that fits your situation and eligibility.
- Read the booklet carefullyI read the full terms booklet and summarize the governing conditions: age, income, status, priorities, and application and payment dates.
- Buy the bookletI buy it as the offering requires: at post offices, or by downloading it from the body's site, and keep the receipt.
- Prepare documentsI prepare and check every document and match names and national numbers, to avoid exclusion.
- Register and applyI register on the body's online portal, upload the documents, and pay the deposit the right way (locally or by transfer from abroad).
- Follow up and confirmI track the application status and any request for missing items, and respond within the deadline. Buying the booklet alone does not mean registration is complete.
- After the resultIf a unit is allocated, I follow up on contracting, payment and delivery. If your application is delayed or removed, I examine the reasons and file the appropriate appeal.
What I do for you
- Buying booklets on your behalf and preparing your documents precisely.
- Online application and secure, documented deposit transfer.
- Following the application to the result and drafting appeals.
- Refunding deposits when needed under the body's procedures.
ℹ️ Conditions, dates and documents differ from one announcement to another, and I rely only on the current booklet. Allocation is the authority's decision and I cannot guarantee it.
Send your request on WhatsApp📑 Obtaining official documents
Getting an official paper looks simple, but it takes time and trips between offices, especially from abroad. I handle it on your behalf under a power of attorney and check the data before collecting it, since a mistake in a name or national number causes trouble later in any transaction.

- Issuing documents as fast as possible.
- Officially correcting any data error.
- Translating and attesting them for use abroad.

Send your request on WhatsApp🎓 University certificates
A university certificate used for a job, residency or study abroad passes through a chain of attestations that must happen in the right order, and a missing step makes the foreign body reject the document. I handle the whole cycle on your behalf: from the university to the embassy.

What I do for you
- Ordering the steps according to the country of use.
- Following each body to final attestation.
- Certified translation and its attestation.
- Shipping the attested certificate to your address abroad.
ℹ️ Each embassy's and university's requirements change, so I confirm them at the time of execution before any payment.
Send your request on WhatsApp🛂 Attestation by embassies and the Foreign Ministry
